Uniquely for an Architect, Lees Associates offer in-house measured building surveys.

Using the latest point-cloud scanning technology, we can accurately survey any type of property and translate it into a detailed BIM model and 2D drawings.

With our expertise in understanding buildings and BIM modelling, we survey our own projects and we offer it as a standalone service too. We uniquely offer:

  • surveys by qualified Architects, the same Architect who will work on the project if we are appointed

  • expertise in building reliable and accurate BIM models

  • surveys that are fit for purpose, right first time

  • the BIM model is FREE if we are appointed as Architect for the project

Why?

Traditionally, as Architects, we typically procured measured surveys from third party surveyors, including having them build a full as-existing BIM model from the survey data, but we often found this to be unreliable. It is critical to have a full understanding of the project requirements and how to correctly interpret the raw data relative to the needs of the project in order to provide a reliable survey. And often inaccuracies in surveys only manifest themselves once projects are on site, by which time they are much more expensive to resolve.

So we cut out the middleman and now we survey all of our projects ourselves!

As Architects, our knowledge and passion for architecture puts us in the best position to appreciate and study a building during both the scanning and data translation stages. Clients have confidence and reassurance that the necessary expertise has been applied in collating the contextual information that will form the foundations for their project. All of our surveyors are architecturally-qualified to a post-graduate level.


Fit-for-purpose

Whether or not we are the appointed Architects, and therefore the ultimate beneficiaries of a survey, we have a wealth of experience of exactly what it needs to show. Our inherent understanding of how the data that we record will be put to use is invaluable. We are sensitive not only to the quality of the data but also to its fitness for purpose, especially when it comes to listed buildings. We know the right questions to ask when being briefed to ensure that the delivered survey is fit for purpose and provides optimum value to the project going forwards.


COST SAVINGS

Our pricing for a full BIM survey is always competitive but the savings are multiplied if we are chosen as Architect to take a project forward. The time savings to us of having an accurate and reliable as-existing BIM model from day one mean that we will build the existing BIM model for FREE if we are appointed as Architect. All we charge for is the point cloud survey itself!
